What Dubai South is

Dubai South is a master-planned city on the Jebel Ali side of Dubai, built around Al Maktoum International Airport and within reach of Jebel Ali Port. It is measured in tens of square kilometres rather than in buildings, and the free zone that operates inside it is governed by the Dubai Aviation City Corporation.

It is organised as districts rather than as a single estate. The Logistics District is the largest, with multimodal connections between air, sea and road and EZDubai, the purpose-built e-commerce hub inside it. The Aviation District handles maintenance, repair and overhaul, parts, aerospace manufacturing and ground support, and is the permanent home of the Dubai Airshow. The Business Park serves companies that want the address and the free zone position without an operational logistics footprint.

The bet Dubai South represents is a long-term one about where the city's freight moves through. For businesses whose planning horizon is a decade rather than a year, that is the argument for being there early and taking space while there is space to take.

Who it fits, and who it does not

It fits freight forwarders, third-party logistics operators, cold chain specialists, last-mile and e-commerce fulfilment businesses, and distributors who need a warehouse rather than a desk. It fits aviation businesses of almost every description, from MRO to parts trading to ground handling. And through the Business Park it fits companies that want a Dubai free zone licence with the option to grow into physical operations later without relocating.

It does not fit a business that needs to be in the centre of the city and in front of clients daily. Dubai South is a serious drive from Deira, Business Bay and the DIFC, and for a consultancy whose value is proximity to its clients, that is a real cost.

It also does not fit anyone shopping purely on licence price. There are cheaper licences in this country, and if a licence is genuinely all you need, we will point you at one of them rather than at a logistics city.

The districts, and choosing between them

The choice of district is the real decision, more than the choice of licence. The Logistics District is where the warehousing, the multimodal connections and EZDubai sit; it is the answer for anything involving the physical movement or storage of goods at volume. The Aviation District is the answer for anything touching aircraft, parts or airside operations. The Business Park is the answer when you want the licence and the address without the operational footprint.

Because premises and visa allocation are linked in the operational districts, the space you take drives both what you can do and how many people you can bring. That is a very different structure from the zones where a package carries an allocation regardless of floor area, and it means the sizing conversation has to happen before the licensing one.

Get this wrong in either direction and it costs. Under-take space and you are renegotiating within a year; over-take it and you are paying for an empty warehouse while you build the business that was meant to fill it.

What being an appointed channel partner changes

It means we file directly, and more usefully, it means we can be honest about whether you belong here at all. A logistics city is an easy thing to sell to a founder who likes the idea of scale and an expensive thing to be in if the volume does not arrive.

For clients who do belong here, the work is in matching the district and the space to a realistic operating plan, and in sequencing the licence, the premises and the banking so that none of the three is waiting on the other two.

Dubai South or DAFZA?

The deciding question is which airport your goods use and how much space you need. DAFZA sits beside Dubai International, close to the older trading districts, and suits express, high-value and time-critical air freight in relatively compact footprints. Dubai South sits around Al Maktoum International with the port nearby, and suits scale, sea-air combinations, bulk and e-commerce fulfilment.

There is also a straightforward cost-of-space difference: land is what Dubai South has, and that shows up in what warehousing costs relative to an airport-side location at DXB.

If your honest answer is that you need both — express air freight and bulk fulfilment — that is a structuring conversation, not a zone-choice one, and it is worth having before you incorporate anything.
